A 10% deposit holds your dates on a secure card checkout (stays starting within 45 days are paid in full). We’ll be in touch before you arrive with everything you need.
The practical bits.
When do I pay?
10% when you book; the remaining balance is collected automatically 45 days before arrival. If your stay starts within 45 days, the full amount is taken at booking — your quote always shows exactly what is due today.
What’s the cancellation policy?
Cancel 45 days or more before arrival for a full refund of anything you’ve paid, or 30 days or more for 50% back. Closer than that, payments are non-refundable — travel insurance is a good idea. If you book within 45 days of arrival, the full-refund window has already passed, so your quote shows the terms that apply to your dates.
Is it really cheaper than Airbnb or Booking.com?
Yes — the nightly rate here doesn’t carry their service fees. Same lodge, same hosts, same hot tub; less money.
Is the lodge warm in winter?
Yes. There is central heating throughout and a log burner in the lounge — logs and firelighters are provided.
How many people can stay?
Up to three: two in the king-size bedroom, plus a third — usually a child — on a fold-away bed in the lounge. A cot is available for a baby. Choose your party in the Guests box and the quote includes everyone.
Is fishing included?
Yes — fishing, the rowing boat and the canoe are included in every stay. Bring your own rod and a valid Environment Agency rod licence (it is a legal requirement on any freshwater in England).
Where can we eat?
The lodge has a full kitchen — hob, microwave and dishwasher — and there’s a good pub within walking distance when you’d rather not cook.
Who looks after us?
We’re Will and Bea. We live on the farm, two minutes away: here if you need us, invisible if you don’t.
Can we bring our baby?
Of course. There’s a cot and high chair waiting — just tell us when you book. The lodge suits two adults plus one small person.
Can we bring our dog?
We’re sorry — no pets. We keep the lodge a low-allergen space, and the resident swans insist.
When can we check in?
From 3pm — one of us will meet you, show you around and get the hot tub and log burner sorted. Check-out is 11am. Try to arrive in daylight on your first night; the farm track is unlit.
