Property Use

1. Occupancy: The cabin is suitable for a maximum of two guests. No additional overnight visitors are permitted without prior approval from the owner.
2. Condition: Guests agree to keep the cabin and its facilities clean, tidy, and undamaged.
3. Damages: Guests are responsible for reporting any damage immediately. Guests will be liable for any costs incurred due to negligence or misuse.

Lake and Boat Usage

1. Safety and Responsibility: Guests may access and use the boat and lake facilities entirely at their own risk. The property owner will not be liable for any injuries, accidents, or incidents arising from lake and boat usage.
2. Fishing: Fishing is permitted, provided guests hold appropriate fishing licences. Guests must follow all local fishing regulations.
3. Swimming: Swimming in the lake is strictly prohibited.

Hot Tub Usage

1. Use and Care: Guests must follow posted hot tub guidelines, including limits on temperature, duration of use, and maximum occupancy.
2. Safety: Guests use the hot tub entirely at their own risk. Glass or breakable items are strictly forbidden around or in the hot tub.
3. Maintenance: Guests must ensure the hot tub is covered and secure after use.

General Rules

1. Quiet Enjoyment: Guests must respect the tranquillity of the area and refrain from excessive noise, particularly between 10 pm and 8 am.
2. Pets and Smoking: Pets are strictly prohibited. Smoking is strictly prohibited within the cabin.
3. BBQ Usage: A BBQ is provided and must only be used on the paved areas, not on the wooden deck.
4. E.V. Charging: Electric vehicle charging is strictly forbidden without prior agreement from the owner.
5. Waste Disposal: Guests must dispose of rubbish responsibly, using designated bins provided on the property.

Breakages/Damage/Spillages

Guests will not be charged for minor breakages such as cups or glasses but must report them to allow replacements. Guests will be charged reasonably for loss, damage, or breakages of larger items, multiple smaller items, or keys. Immediate notification of any damages or spillages is required to avoid charges. Failure to report damage promptly will be considered negligence, and charges will apply.

Cancellation Policy

If you need to cancel your booking, you must inform us in writing/email as soon as possible. If you cancel more than 8 weeks before the start of your holiday, the final balance will not be payable. If you cancel within 8 weeks before your holiday, the balance will only be returnable if we can re-let the property for that period. We strongly advise arranging suitable holiday insurance.

Arrival and Departure

The cabin is available from 3 pm on the arrival day. Departure time is by 11 am. Details and key-safe access will be provided by email before your arrival.

Liability Waiver

Guests expressly acknowledge that they are renting and using the property, lake, boat, and hot tub facilities at their own risk. Guests release the property owner from all claims, injuries, losses, or damages arising from or related to the use of the cabin and its associated amenities.

Security

For the safety of our guests and the property, there is a single external security camera facing the driveway.
